Cladding Cleaning
Project Overview
In November 2023, SERVOS completed a large scale external cleaning project at Fresenius Kabi. The project scope included:
- Cleaning of all cladded elevations (Exc. Office Plaza)
- Clearance of all gutters
- Rooflight cleaning
The clients objectives involved transforming the aesthetics of the site, with the process being carried out safely, efficiently, and to a high standard. Furthermore, adhering to the terms of their lease.
The project commenced on the 7th of November, with an approximate duration of 3 weeks, inclusive of weekends.
Prior meetings with management determined the site activity and working areas over the 3 week period. These were planned in such a way that the cleaning process ensured business continuity for the client, with little to no disruption to the sites day to day activities.
Project Undertaking
SERVOS’ cleaning activities were completed on the 21st November, some 3-5 days ahead of schedule. This was a fantastic achievement by the team, made possible by setting daily & weekly goals, while working efficiently, as a team, and with contingency plans in place. The client also contributed greatly to the efficiency of the project, with management and staff member being extremely accommodating, understanding, sharp & attentive throughout.
Additionally, the overall duration decreased by approximately 2 days due to unforeseen circumstances in relation to the rooflight cleaning. As a result, only 30-40% of the skylights were completed on this occasion.
In terms of the project aesthetics, fantastic results were accomplished. The specification and cleaning process was adhered to at all times, helping to obtain the high quality clean that was desired.

Project aims & objectives were met with fantastic feedback received from the client. The process was also completed efficiently, ahead of schedule, safely, and to a very high standard.
With that being said, lessons were learnt, with minor bumps in the road due to equipment failure; most of which were beyond the control of Servos. These we’re dealt with promptly, with little to no effect on the project or client.
One particular area where Servos would make minor changes, is to improve the efficiency of the water collection and distribution that is required for this particular site.
On future projects, we would also ensure that two access platforms are available from the commencement date, with the functionality of which being thoroughly tested by the supplier, as well as Servos, prior to starting the works.

Before & After
Recommendations
With the experience gained of the site whilst undertaking the project, as well as discussions with management, we have outlined brief recommendations which ensure the functionality, aesthetics, and longevity of the building.
- Annual gutter cleans - greatly decreases the risk of blockages & major damage.
- Complete remaining rooflight cleaning - allows natural light into the building, saving on energy costs. More importantly, cleaning will make them easily identifiable.
- Rooflight maintenance - 2-3 year treatments: Retains their functionality.
- Annual maintenance cleans to front & side elevations- Conserves aesthetic appeal, any structural damage easier to identify, removes potentially harmful build-up of dirt & organic growth. Increased value due to less intensive cleans being required.
As part of the project, Servos were due to carry out a sample clean to the Kingspan composite panels situated on the office block, with assumed oxidation to the powder coated surface.
Upon closer inspection, and consultation with a surface restoration and protection specialist, it appears that the surface damage is due to failure of the original metallic paint.
Initial stages to rectify involve a deep clean to the office black external surfaces, including brise soleil. A complete respray may then be required in order to return the surface to its original appearance.
Prior to this, it is recommended that the client liaises with the original contractor or manufacturer relation to the composite panels warranty.
